@Terry Lao Yeah that is what I had read about the Zappos CEO having a vision for downtown Vegas and investing a ton in the area.

I have learned from my experiences in the last 4 years that where there is a vision and determination, things can happen.

Well wen you have confidence in yourself and focus of vision, that's all you need.  

After having done research on BP regarding both SFR and MFR, I have to admit that my original tunnel vision of SFR is no longer there.

I would think most tenants don't have the vision to see what it will look like when they move in vs the mess/needs work condition its in now .
