Your broker will be motivated to find great deals floating around the market (or off the market) and you will be the first to hear about them.

For a single member LLC that's going to just hold real-estate, you can probably get by with forms that are floating.

It normally wouldn't be a problem because of the amount of overtime I work, I would be able to float both properties for a year even without renting the rooms.

I have seen so many apartments put in new laminate floating floors like this without a beveled edge and with any water the corners start to go bad instantly!

So you need to make sure you have a reserve fund set up in advance to use as an internal bank to float the cost of repairs while you wait to get the money back from the bank.
