It normally wouldn't be a problem because of the amount of overtime I work, I would be able to float both properties for a year even without renting the rooms.

She does not have a job in the Dallas area yet, only some leads on possible jobs.Father is already working in the Dallas area since November 2016 , making $2160 a month.They have $10K in savings to keep them floating at the beginning till she gets the job.Their realtor is their family member, so he is willing to cosign on the lease with them so they qualify and guarantee payments on time...They want to buy a house in 12-24 months, so per my realtor they dont want mess up the house or dont pay as they want to have a perfect rental history to buy a house later, so I should see a bigger picture here...

I have seen so many apartments put in new laminate floating floors like this without a beveled edge and with any water the corners start to go bad instantly!

So you need to make sure you have a reserve fund set up in advance to use as an internal bank to float the cost of repairs while you wait to get the money back from the bank.
