I have strictly enforced this in an effort to cure late rent payments, etc.

But it's not a miracle cure.

The problem I've always seen is I see folks see real estate as a cure for their problem, while it's the other way around, investing in real estate is difficult and not riskless.

Personally, I recommend them and I think they help with asset protection, but they're no cure all.
