Your normal W2 income may have been 15% last year, but the gains on the Settlement Statement of the sale will be added to this years W2 and have an adverse impact to your tax rate.I too had a 15% rate, but when I sold a long-term hold, the proceeds pushed my AGI over 500k and I got to kiss the 15% rate good bye.
