They are past rejects with questionable title searches even though a brand new assigned title company will give alleged title policies.

Neither @Ned Carey, @Steve Vaughan or @Cameron may be tax accountants, but they are dead correct.Repairs and maintenance made BEFORE a property is put into service are added to the basis.  

In this case it covers added utilities and wear and tare.I also recently acquired 2 "alleged" thieves who stole from a local store and got shot by the police after they attacked him twice.
