What are some of the best tools and resources you have found?

@Dominic C Dessler I would suggest using the tools from this site and do a lot of practice evaluations and let someone review them who has a lot of knowledge.

Many of the statistical/econometric tools I know like the back of my hand are (claimed to be) used regularly in aspects of decision making in real estate. 

I personally have used online landlord tools like cozy.co for screening tenants and collecting applications.

Account Closed is correct buyers or loan officers/banking institutions will typically order/pay for the environmental reporting due to it being a tool for them should their be any liability or issues with the property. 

I know the type of marketing it requires to be in this game with lead gen tools, mailings and bandit signs, but I was more less confused on what contracts do they use?

Biggerpockets was and is a great tool for learning so I began to dig into the endless amounts of information.

It can be a helpful tool as it allows you MLS access and you can write your own offers etc .Are you looking to work as an agent helping people buy and sell and earn commissions  or to use the license to help you invest in real estate ? 

@Paul DeSilva just a thought... could you use it as a negotiating tool?
