Sounds like a lot of unnecessary busy work to me.

My policy has $40K coverage for the unit, $15K personal property coverage (seems unnecessary but I believe it was a package deal), $6K coverage loss of use, and $300K personal liability.

Here's the reality, you're going to end up paying about $2,000 if not more of unnecessary "junk fees" at the closing table if you don't shop around.

We already made a lot on buying the property so its already a great ROI without creating unnecessary turnover by pumping the rent.good luck

That kind of behavior can get all the involved parties in unnecessary trouble.  

This sounds like unnecessary picky municipal rules designed to make the evil landlords pay.

I should have said that in addition to not paying for possibly unnecessary software, I am really trying to NOT hire an accountant, but this may be extremely unwise.I would certainly be willing to pay an accountant now and then just to look things over.Again I only have one property.  

I agree with @Matthew Olszak that an appraisal is unnecessary, you won't be able to use it on the buyer's purchase so it is truly your own cost to educate yourself on your home (which hopefully you already know what it is worth).I personally use agents, but I'm very conservative and get to see the pros and cons on both sides.
