Perhaps it mainly depends on your vision/ability to value-add. 

What if the tenant is in violation of the lease and you need to evict, you may have a real issue when it comes time to evict.Keep it clean and don’t let that carrot/hook cloud your vision when it comes to collecting all the rent up front.

My vision is to rent the home for about 10 years (or longer if there is still demand).My thought was to sell the home just after the 2 year mark for a substantial profit to an LLC that I will create.

I'm not sure it's worth keeping for the appreciation visioned in the option.  

Development comes with a lot of ups and downs and requires commitment, buy-in, and a common vision to be successful.

If she has a vision for the place KNOWING that you are flipping it, then I would trust her judgment. 

I agree with you that they are awkward, and they could potentially turn people off from the group since they seem like a time killer.I would personally structure it so that there is plenty of time for people to network before the meeting starts (having drinks around always helps), and during the meeting I would explain why you created the group and what your vision for it is.

Basically, you want to interview them and see what they can provide you with and what vision they have for you.
