We had another one under contract with potential ARV of $550k and the numbers supported us being at 70% of ARV including rehab, but we had to let that one go for lack of funding, as all our capital was tied up in our existing rehab and due to our novice status the hard money lenders weren't yet comfortable with us without a big chunk of proof of funds, even when the ARV and rehab numbers worked out.
