I just purchased my 6th house, I don't have a single dollar of my own money in any of my deals, so even a couple hundred a month in cash flow is an infinite return, which I'm obviously very happy with. 

The windows are old, as is the house and it is typical for them to be drafty, they will more then likely not be off the shelf windows however Menards lets you custom order JenWeld windows any size you need down to 1/8" increments with really no extra charge in case you decide to swap them out.

-If you are an active investor or have a business also look into Infinite Banking strategies could be a great way to recapture taxes and create another source of tax free income.

I agree it’s powerful strategy but my question is why the push to have a perfect brrrr with infinite returns?

How many months till you break even (i.e cost to build ADU) after that infinite ROI.
