In addition to being a real estate investor I work for a company that distributes a dry ice cold bed bug treatment product and in general I am big fan of treatments that employ heat, steam, and/or cold.  

That's the icing on the cake for a long term buy and hold investment rental.

All they can do is watch the ice floe move back and forth in front of the house.

When we do a roof that's usually house+garage+gutters with a heavy 35 year dimension shingle, ice and water shield, new valleys and flashing; you are up there.

So if things go as planned I will stand to cash flow at least $130 per month, which I will put towards variable expenses...the goal was to live for free, anything else is just icing on the cake! 

I buy based on hitting a single and the rest is icing on the cake.

The fact that hedge fund buyers have put their cash on ice means that others can compete for those homes (and it also contributes to the higher inventory, which their purchases would have kept from making it to market).Having said all that, Tamboer does not believe we are headed for a market crash, but she does think there will be a window, perhaps starting in the next 60-90 days, where there will be fewer buyers, people won't be able to reenter the market until the economy picks up steam and sellers selling at that time will be motivated.

But I need to get the first deals or transactions done, 'to break the ice', and to see a path to replicate. 

This will be the icing on the cake on top of your traditional loans that you have to go through underwriting when buying.  

Plus I can work on the side answering those late night calls- believe me if I have to roll out of bed at three a.m. and scrape ice off my car it's going to cost you!!
