At the end of the day, it's what you're comfortable with and in my experience, sometimes people genuinely do odd things like ask to pay above the listed rent rate.

If there is a genuine title problem they are obligated to resolve it... nothing more.

If someone genuinely wants to learn, great....let's talk!

From a high level - people love talking to someone who is engaged and genuinely interested.

It means that not only is it rare, it’s unique and genuine.

I don't offer that to release me from some sort of liability if something bad happens, I do that because I genuinely don't want anything bad to happen to them.
