I tend to start with the specific and go wider if it bears fruit (Udemy first, then Udacity).

I also don't have time to drive for dollars, or solicit sellers and find other off market deals that may be more fruitful..  

Maybe your great great grandchildren can enjoy the fruits of your labor once the property turns a profit.There are much better deals to be had (on paper at least).
