One is in charge of the fridge.

I've found lately most tenants have their own stove and fridge, but still have the occasional request for them.

Neither will your roof, fridge, and a lot of other stuff.

When the fridge breaks are they gonna call or take it apart right in your kitchen?

Dishwasher and Fridge are both eligible. 

This is the lowest level motel, no breakfast, no restaurant, and mostly caters to "a bed and room", normally no fridge, iron/iron board and other fancy stuff; although they are available in the front desk, they are per request only.

I still have to clean a little- namely moving fridges and stoves to clean under and behind them- but the amount I have to do has greatly decreased with this approach.That being said, the vast majority of the nasty clean ups we've had to do came from inherited tenants who all claimed the unit was nasty when they moved in. 

In our rentals, we always provide a fridge- always.

Washer and dryer depend on the size of the place (I don't provide them in my efficiency apartments, just because they wouldn't fit, and there's a laundromat around the corner) but I always want to provide fridge and stove.
