If you are finding, negotiating, managing, leasing, and keeping the books on the deal, that is worth a lot to you, and you should not compromise your position just because you're afraid of asking for additional equity share.

I've also bid and lost on several deals (cash buyers are tough competitors).I'm obviously patient and will not get into a purchase unless it's a screaming deal, but am also frustrated that perhaps my expectations are a little too high.Friends who own several properties say patience will pay off sooner or later, as they regret all the deals where they compromised on price and paid too much for a property.

With all of this, it is possible that you still may not be able to come up with anything worth it for you personally to invest in ... that is ok ... keep looking and studying ... better to keep looking than to compromise your standards and get into something you may regret later.
