I almost wish I'd have to use it so I could go stay in some nice hotel with maid service and cable TV.  

Just the pure economics of starting/developing a MHP is not beneficial for most people as your hold period will have to be several years without any return...so unless this is okay with you and your okay with developing the land, bringing in roads, water/sewer, electric, cable/internet, developing the pads, and bringing in the homes, your going to be in the whole at least 20k-50k(includes home price) per pad before you even get this up and running to full or close to full occupancy.   

For Ilikai, monthly AOAO fee is about $575 and covers:  Cable TV, Hot Water, Sewer, Water and property tax is about $750/mo. 

Get a digital cable box, people!

I think some people are going to search for certain things like cable/satellite and internet.

Here's the breakdown (cleaning is assuming we charge a little less in cleaning fees than what we pay the cleaners): expense cost Mortgage $ 1,345.30 property taxes $ 178.33 Insurance $ 175.00 electricity $ 250.00 gas $ 0 water/sewer $ 130.00 hoa fees $ - cleaning $ 150.00 consumbale $ 138.00 internet/cable $ 100.00 maintanence $ 295.83 CapEx $ 207.20 mortgage_ins $ 93.19 gardening $ 100.00 So after expenses, monthly cash flow would be about $850. 

Tenant pays a flat rate which includes W/D access, cable, electric, and water. 

No internet, no digital cable, etc.

If he ran electrical cables in an attic where no one ever see them, still they would be lined up perfectly straight and at right angles around corners etc.
