Yep, rice is still grown in CA, by diverting water from the Sacramento River.Now, who is promoting this as a crises as if ALLLLL of California will be crawling on there bellies within one year whispering water....water.......water......?

Whenever recessions happen businesses use it as a way to trim the fat and get more efficient and I imagine that will happen this time around also. 

My gut feeling is most ignore this because they don’t have the patience and they are going to go belly up in the correction. 

So keep fat margins in all of your estimates. 

For all you know, she'll decide she wants another 18 days and another 18 days ad infinitum.So, just let her know you will not be extending the lease, and will be happy to accommodate her with an eviction on her record, and a nice fat judgment to go with it, if she wants to play nasty.You're going to be out money on this tenant no matter what, I'd bet.

The drain cleaner snakes or jets the line and rarely are they able to see the items flowing past.Also in some cases it's a combination, it could be an old cast iron pipe with a rough inside surface full of rust, which started to act like velcro to things that flows past, or a slight settlement causing a belly, which again impedes the flow, then the tenant pours down grease, pasta and bean, well, you get the idea.Most of the time you end up eating the cost especially if the plumber can't tell you anything.Now, you mentioned that the clog caused water to back up to a vacant unit next door. 

If you want to deal with these people you need to be as savage as them and be able to make deals with them belly to belly .

I want to know as the owner builder if the sewer has a belly I call back my sub and they fix it.
