You won't be stuck with this thing and not be able to unload it if you have to. 

Don't forget to go by tile, paint, lumber stores - and introduce yourself to those people. 

In my experience, the children want to unload the property and get the most cash out as soon as possible.

By carpenters, I don't mean "framing crew"... my framing crew gets paid by the job and then labor only as I buy 100% of the lumber.

If there is anything that is not normal wear and tear, they will have the opportunity to find a reasonable and reputable place to fix it.They instantly unloaded every frustration with the place and appreciated me being upfront with them.

It worked for two summers during Covid though. someone unloaded a “campground” with 6-7 sheds for 400k, new owners 0 bookings even at $50…another person developed 250 square foot tree houses can’t rent them, and trying to sell the “resort” on mls as we speak with multiple price reductions.

., the more work the better (just make sure you account for increase in prices and demand for lumber and materials).

My grandpa (he grew up on a large farm in Austria) told me that harvesting construction lumber was done during dead winter and only during waning moon, which is when the sap is at the lowest.

Rather than announce that you know they have a property to unload, perhaps you should let THEM bring it to the table.
