As you are painfully aware, ambiguity is bad.If you are expecting anything else (free-standing stove, laundry set, lawn mower) that is personal property you should have your agent clarify the contract.

Your lease should mention any personal property (lawn furniture, stove, fridge, etc) and who is responsible.
