My advice, get your family involved in your investing.I bet your 3 year old would love hammering signs into the ground or putting stickers on poles.  

Ill admit, the concept sounds simple and straight forward, but it takes a little more thought than just going in a swinging a hammer.

The difference is "seen it done 1,000 times" vs "I've been swinging hammers, doing rehabs, and building houses for years". 

Probably this issue is going to be handled better with a chainsaw and a hammer than with an insurance policy - yours or his.

However even if you do have the skills, you time is better spent finding deals and managing, not swinging a hammer.

You may need $1,800 that month to live on and do something to meet your personal needs but that's not really being in business as much as it is scraping by.In my area, if you get a hammer out, if you can't pull 20K more in a sale price, increasing the value, just keep moving on.

Even with a college degree, if you want to swing a hammer, learn that and leverage those skills. 

Then put pencil to pad and hammer out a business plan.

When the identical property next door shows 24k a year in gross rents, but yours shows 75k in gross rents, I just added a ton of equity to your property without lifting a hammer.  

We simply used scrape ends and a hammer to help fit them together.
