I have heard from clients that evictions in California (and some other states) can take up to a year if the tenant actively resists and costs thousands of dollars in legal and other fees (not to mention the accumulated damage over the extended eviction period).

Resist the temptation of focusing on quick cash, wholesale/flipping strategies or at least temper it by simultaneously building long term wealth with rentals when it makes sense to do so, the goal being passive income or mailbox money that you can use for retirement, children's college education, etc.

Talk to the realtor, they are more likely to work with the owner, the thing is, they already spent time, effort, and money to list the property, be reasonable and offer him/her enough to cover expenses and a little more for the family, so it will be least resistance.
