We also have a vision for the common areas / elevator / parking, however I would like to get your opinion on how to prioritize the different Capex/renovations in a MF repositioning plan, what has work well for you in past deals and what hasn't been worth the investment.

My issue is getting the process going, I know we must take half of the house down but the engineer I contacted gave me this whole lecture as to why he can’t help me, me being very resourceful want to only find people with a vision ( those who find a way).

Please note majority of tenants won't see or understand a vision of a fixer upper, so IMO do not advertise until it's basically ready and people can see it..
