When is the best time to start looking?
When you first purchase your rental, if it involves some fix-up, how long into the fix before you start advertising for tenants? Do you look for tenants before closing?

It's never too early to start looking for tenants. You never know what will pop up. I would just keep posting new pics as the project progresses and you might get lucky and find a good tenant ready to move in as soon as you're finished.
