To me, I would rather the tenant provide the rod since they are removable, breakable, people have different decorative opinions with them, etc.

I expected to see popcorn or some weird funky decorated wood lol.  

Would the applicant want me to start knocking down walls to suit their decorating preferences too?

However, my tenant did tell me that she has a daycare and she has the place decorated as one.

Ask an interior decorator in your area, or look at new construction colors.

I still remember one guy last year blaming his degrading decorative bathroom mirrors on the too-long showers of his tenant and wondering how to make her wash faster.

I've seen interior decorators, people who do this for a living, choose really ugly schemes.And so therefore my advice on paint color is this.
