We have found some great cash flowing properties and still see some on occasion. 

In about a dozen closings I've only had everyone there all at once on one occasion.

Efficiency was lost by not having a crystal clear plan of attack, as we had to backtrack on several occasions, losing precious time.

On the rare occasion that the other party is not impressed by what I am capable of, I simply remove myself and continue on.An earlier posting by somebody mentioned that by 60 you don't care what others think.

She is also getting advice from a professional tenant that I just evicted so he's telling her all of these things that we are in "violation" of like the entering without permission (which like I said we have always been invited in, except on a few occasions where I had to enter to get her children up and dressed for school because cps had came and we had custody but they were allowed to sleep next door with their mom still.

There have been other properties in the area that do this on occasion and when they do, they go under contract very quickly. 

I have seen it done on multiple occasions mostly using the home address.

I have had sellers simply decline the auction, or on some occasions have been forced to just let the auction play out and resume the short sale process afterwards.

I know this from personal experience on multiple occasions.
