Hi Kelly, I am a notes investor (based in Dallas too) so I am slightly biased here, but I like buying non-performing notes (for the higher returns, but they are more risky and have longer time horizons) coupled with performing notes for cash flow. 

I learned that in '08, '11, '15At minimum, we should diversify, pay lowest fees possible, rebalance regularly, allocate based on risk tolerances and time horizons and maintain a cash position. 

@Ethan PankratzIf you have projects at different time horizons then the best way to compare them is using an annualized rate of return. 

Get Lien releases from sub/sub contractors also.Know who is on your jobsite at all times, the trades, the business names.In many places, Friday at 3 is knockoff time for Beer, make sure they are not having their tailgater parties at your jobsite.In many places work is allowed to start as soon as the sun creases over the horizon, (just after Dawn), other places have hours to construct specified.

All my 30-year fixed rate loans are sub 4.3% and I hope, with a 30+ year horizon, that will be a big boon in the future (especially as inflating our way out of the national debt becomes America's only option).Thanks again for all the input.

This ignores the time value of money, but it is a quick and easy decision and the time value doesn't distort the decision much since the time horizon is very short.

Note that a proper selection for a discount rate has a lot to do with risk and the investment horizon.

I view the time horizon (more than 1 year) as the determination of what is an investment.

I , however, wanted to expand my horizon of "motivated sellers" , would it be possible to find someone who has a house on the market, and maybe its been on the market awhile- could I offer a cash offer, from my buyer?
