Let’s find that gem!

As you know, most multis are overpriced in the Bay Area, so finding a gem under a time gun is risky.  

It may be a gem, but it may also be a dud when you take everything into account.Just remember, you need to crawl before you walk.

They consist of human beings that make mistakes and not all the gems get picked up.

She is absolutely a gem, and has definitely helped steered me correct.

Thanks Karen Margrave due to "doing well"...lol I've had to change my business model from finding gems to lease out using bank financing to taking the cash I would be required to put down (now 30%) to the auctions.

I think it is hard to cut through the clutter to find the true gems. 8)

Or just purely the fact that it's a hidden gem?
