As for your lease, I'd suggest using a good one that has been drafted and/or at least reviewed by an attorney in your state (since rental laws vary widely from state to state), as opposed to some 2-page generic one that you can get at Staples which will work right up until you have your first problem with a tenant or need to go through an eviction (hopefully never but it's best to plan for the worst).

I was speaking generically about a B class single family, but what I do on an ongoing basis is look at rental listings to see what the typical is for a B class and a C class unit are in my area then when I am making decisions I want to meet ALL of the typical expectations for that class of rental AND I want to find a few ways to exceed it.
