I'd message the tenant that a visitor with a dog would only be allowable during daytime hours, and not overnight, and that you are operating under and strictly by the terms of the lease agreement.

Also open to considering really good deals on value-add motels/hotels/inns that are in good locations with visitor travel demand and solid rental / booking history performance. 

Keep in mind, my first interest rate in 2002 was 6.25% and I thought I was getting a screaming deal.

The numbers scream "miss management" to me.  

Often there are local planning councils, economic development offices, and/or conventional and visitors bureaus that track and provide such data. 

I think this could be smart, as family and friend visitors are ALWAYS looking for somewhere to stay.

For me, as for the visitor I would up the cost to cover his laundry and discontinue the plowing for them. 

You statement "were getting kicked out"  doesn't scream high responsible.  

And realistically only 1 or 2 out of 20-50 visitors will be qualified.

HOA told me to ask landlord for rent credit for purchasing prepared meals duration of repairs, and that though they demo'd our kitchen, they are currently only in the 'bidding' process to rebuild.So upon going back to landlord (an RE management co) saying HOA won't compensate either, landlord now says they received a complaint that someone is smoking on balcony, yelled 'shup up' to a neighbor, and that are required to have renter's insurance as part of lease, which would supposedly cover the loss of use of kitchen due to HOA repairing leaky plumbing in walls between unit above and below.Asked them for a reference to the lease requirement for insurance and a copy of the warning since didn't get any nor notice the visitor who does vape actually do it on the balcony.
