Ability to execute is most important thing banks look at after skin in the game and you don't have that.

I don't landlord anymore.. but when I did deposits were always the source of irritation and squabbles..   

The best you're going to get is keeping ahead of the game financially and always vaguely feeling you need to go naked through a carwash a few dozen times to get the filth of the raw human misery you are constantly dealing with off your skin.

There are plenty of ways to skin this cat which can lead to paralysis analysis....

HML will want you to have some skin in the game likely 20%.

They will required you to have some skin in the game also, so either partner with someone who has money and experience or start saving your money so you can do some deals on your own.

Any advice on how I can get a hard money lender to help me fund my deal , I have a private investor willing to go 50/50 with me on the deal cash , only thing is that I don’t have the money cash I was hoping my private investor would fund the whole deal but he wants me to have some skin the game preferably50/50 any ideas on how I can get this project funded using little of my money to no money ?
