Funding first real estate investment

Any advice on how I can get a hard money lender to help me fund my deal , I have a private investor willing to go 50/50 with me on the deal cash , only thing is that I don’t have the money cash I was hoping my private investor would fund the whole deal but he wants me to have some skin the game preferably50/50 any ideas on how I can get this project funded using little of my money to no money ?
