Most of this activity was in minority areas.had a big chapter on this on my Mortgage banker CE this month... and those loans are defiantly not coming back.. ergo the shift in many cities to far more rentals than homeownership because you have taken a huge swath of what was a potential borrower and put them on the side lines they will not be able to borrow.. unless they make major changes in their credit and incomes which simply does not happen.. they will be life long renters and rental neighborhoods will forever more be rental neighborhoods were the values will only be determined by what an investor is willing to pay for a certain cash flow..
