Not exactly a quote, but I had a tenant send me a 2 page long email of things wrong with a unit a week after he signed the lease and moved in...and this is after he did a full walk through and signed off on everything being in fine condition.I let him break the lease, and kept the security deposit for my wasted time.

All of these buyers can pay more than you and win.So keep looking on the MLS if you like, but the investor who spends 40 hours a week looking on the MLS and the investors who spends 40 hours a week looking OFF the MLS at things situations like vacant homes, out-of-state owners, preforeclosures, divorces, bankruptcies, direct mail, etc. will be world's apart in finances and investing success 5 years from now.

Worst he can say is no.. best case you just raise your CoC return into infinity. ;)  

My plan is to become adequately literate in finances and real estate.

My background is heavy in finance, accounting and supply chain while Mike is an established architect who works for a one stop shop construction and design firm.

I have experience with buy & hold management, short term vacation rental management, am good with excel / database / expense tracking (I work in Finance during the day), or I’m good to help pick up a paint roller as well to provide value for your time spent talking to me!

I will be graduating with a double major in Finance and Economics and am interested in banking and financial services.

This is something that my office did when I was in finance, and often times, when I would see so and so had more activity/sales in a given day, it would push me to do more; work a little longer, wake up earlier, read more books - just from sheer competitiveness and peer pressure. 

Currently majoring in finance with a concentration in real estate.
