You can put that amount down up front or you can use a low down payment option and wait until the equity builds up through property value increase.HML vs. traditional banks/lenders is merely the conduit on how you finance that down payment, and it's relevant to the equity you have.

Typically the way that a servicer becomes aware that the title has changed hands is the insurance policy changes and shows a different person or an entity as the policy holder which is different than the person that took out the loan and was recorded on to title.
