Hi Chris,To add a new fee to your existing management agreements in Florida, you may have a couple of options depending on the terms of your current contracts.If your agreements don't expire and continue indefinitely, the simplest approach would likely be to create an addendum to the current agreement outlining the new administrative charge.

We've done that a couple of times. 

I don't really have any numbers to back it up but it does seem like the Baldwin County population is increasing more rapidly than Mobile County.Speaking to the flooding situation, I've only seen the streets flood a couple of times and it drains fairly quickly.

I do not think this is a one size fits all answer and there are times where private lending is preferred over traditional financing.

So depending on which of those you see as a benefit, you'll likely prefer one or the other. 

So, I'd prefer for them to stick with me as I do want to invest in another rental every 2 months or so with the same structure listed above.
