@Joey Copper do you think a 4th bucket exists where -I have my RE agent to fill vacancies because I trust him -I manage the contact with all my tenants through a portal (no late night maintenance calls).

Hi everyone,I've had my mortgage recently taken over by another company, I've managed to log on to their online portal to see they are charging me three times the interest than the principal and had a quick look on Better business bureau to see they have 500 or so complaints and one star reviews.

James Hamilingusing we are using Xero for online accounting and Gusto to do HR and payroll for our C Corp we set up as a C Corp so we can also do crowdfunding easier on portals like StartEngine dot com. individual Properties with partners can always still be LLCs and our online payment portal is still being tested.

Worst case they don't respond and you increase rent in their online portal.

You could also 1099 them and pay per inspection.If you don't have additional software that gives you a cleaner portal like the above, you can try to share your ical link with an external calendar and have them confirm that they've seen/accepted the jobs like @Nathan Gesner suggests, although I think his current link may be for something else!
