It’s practically a suburb of Boston now and only about an hour and a half from great skiing, hiking, there’s all kinds of activities around, world class sports teams close, etc.

Or a sports themed STR for a popular team (Ex: Dallas Cowboys).  

Between sports, music, events, local government, shopping amenities, colleges, parks, science hubs, and it's great nightlife; Raleigh simply has it all.

We had a tenant who was running an illegal sports gambling ring, who got busted by the feds.

We learned some lessons there and came up with a plan to target a very niche market (sport fishermen).

HI Jared,Some random thoughts on this.Houghton Lake in Michigan is it's largest inland lake at 20,000+ acres.It is a beach lake and a sport boat lake as well as a fishing lake.It is a vacation destination.It sisters up to Higgins Lake which is considered by many as a good fishing lake at about 10,000 acres.To me 50 acres seem like a pond.What do the vacationers think of the two lakes, are they equal in desire for the same reasons?

I hope that you have joined your local REIA.  1 or 2 meetings a month around other investors.This is definitely a team sport if you can find the right friends/connections.
