The reality is at that depth with a  6 inch pipe you have a lot of water storage.  

We ripped off two sections of EPDM on a French Mansard and went back with a tar/membrane roof, adding two inch insulation panels on a 2500sf house in 2005.

Ask him via phone or text to please cut it no  shorter than X inches or it will die, and he will be charged for a full sod job to replace it. 

I could only drive the 3 inch screws 2.5 inches and he had to finish them off for me, this was a definite threat to my manhood. 

Give an inch take a yard is a true statement.

If you had used Vinyl Sheet flooring in the bathroom, going 3 inches up the walls with a metal top cap on the edges--you would not be having this problem.If you put hard to fix, delicate things in a rental you are probably going to have issues down the road.Maybe to be competitive you need to use a different type of floor, but finding something waterproof for a bathroom--that can be fixed easier, seems like a good move.I mean if a water from a dog dish in a bathroom ruins the floor--that (to me) seems too delicate for that area.

It will be too late when they call you (midnight phone  call: "so, landlord, how do you turn off the water to the unit; we just woke up with two inches on the floor; we think it is coming from the water heater")...Then you have major tenant disruption, too, with a flood.
