as a noob, it's comforting to get all friendly and cuddly with these nice formulas, but they're not worth sh*t in the real world. a general guide, definitely - especially when you're starting out, but they also can mask the good stuff - and that's getting to know your market, building contacts and getting out there in the mix of things.additionally, you said you can't "find" properties cheap enough to wholesale.
