It is currently under contract with an accepted offer, however when i called Friddiemac they were encouraging me to put in a backup offer. this would be owner occupied not as an investment property.This is where it gets sticky, i have a home with a mortgage and filed ch. 13 in Feb. of this year...i was told i don't qualify for financing until 1 year of making my trustee payments.The house that i want is so inexpensive it would be perfect for me..i thought about going to family to see if they would temporarily finance it until i can sell my house and get a new mortgage in the spring...what do you think or have any other ideas of a way i could get a loan to buy this place..i am trying to make it a win/win for everyone involved simply because this particular house has more than i dreamed of getting...help!!!

In fact, FHA no longer requires that the transaction wait 90 days -- this rule was "temporarily" waived back in 2010 and the waiver has now been extended through 2012.We routinely rehab and resell in fewer than 90 days (for significantly more than 20% above purchase price -- often more than 100% above purchase price); while there are some lenders who still won't do these pre-90 day transactions due to their particular underwriting overlays, there are plenty who now will, and it's certainly not prohibited by FHA at this time.Talk to a couple mortgage brokers who work with regional banks in your area, or even talk to a Wells Fargo LO, and you'll be able to close these loans in fewer than 90 days from purchase.
