House 2 can work, it all depends on the future scenario and we may not have enough data for it.After all, I've made millions for myself and Partners based upon House 2's scenario, but only because I was able to analyze the data which gave me the insight and vision to drive my investment vehicle forwards, avoiding obstacles like the 2008 Financial Crisis throughout my 2 decades of experience.Generally, we don't do 5% down, however, but we have bought properties where the 1st year Cash Flow was Break Even.

This should not be taken lightly, and I highly recommend finding an experienced leasing advisor that has the creative vision to see and understand what business owners will be looking for in a space, along with the necessary communication skills to be able to convey that vision.The reality is that leasing and marketing your building should be taken just as seriously as any other aspect of commercial property ownership.

I started my first 'business' at preschool at the young age of 4, when my grandfather and I would buy candies from the dollar store in bulk and I would flip them for a Profit.... at 10 I started selling Pokemon and Yugio cards, at 13 I began flipping things on eBay and buying and selling miscellaneous items from garage sales, at 15 I started Vic's iPhone Xessories, 17 I established Vision Creator Social Media Consulting (as well as creating other multiple side businesses during these years as well).......Currently, I am an 18 Year Old (about to turn 19) Entrepreneurial Hustler here in Sacramento, California and just graduated high school about 6 months ago.

The vision I have with this is me, my partners, agents, lenders, and contractors all know what our houses require material and labor wise every time (because they're all based off of the same design sheet) so everything is done fast and of great quality.
