You might also think about looking south and east of LA (Hawthorne, South LA, Cypress, Pomona), and keep your eyes peeled for the occasional deal that pops up in LA.

Peel and stick wallpaper is fairly cheap and not too hard to install! 

I watched a tile install happen while the construction crew was trying to walk through the tile area to get to the backyard patio cover work, and the carpet was already in, yet the painters were masking off the carpet!

I know the FHA is pretty strict when it comes to inspections (no peeling paint, no holes in walls, etc) for a regular FHA loan but was wondering if they were a little less strict with a 203K loan since it is obvious the house needs work. 

It got me in the door to peel the onion and get another property they owned  If the seller has an existing loan I've heard of people doing a wrap where you make the loan payments.  

If I'm in violation of the UFTA because I'm concerned that 20 years from now a tenant might slip on a banana peel and sue the owner of the property..
