The scope of work involves renovations to the kitchen, relocating toilet fixtures, demo/ relocating some interior walls, and replacing some exterior doors and windows.Since I live in the Bay Area and have an architecture/ design background, my friend has asked me to serve as a Project Manager of some sort and manage the project locally for him.

The architecture, the pool, the location and the fact that it was gulf access made it a very sought after property from the get.The home was just extremely dated.Here's what we did.New HVAC (2 units)New Hot water heater.New kitchen with will removed, plumbing moved.New Plank tile flooring in all main and common areas.New Carpet in bedrooms.Restructure and complete remodel in Master bath.

Remember building cost include everything including architecture design, permit, fees, variances, red tapes, neighborhood meetings, land prep, etc, all the way to final product ready to move in.

we are in Charleston SC and even though it takes some time to go through the architectural reviews building permits are only 5k or so.In my city of lake Oswego oregon we will pay about 45k or so.. just for permits.. and on my project in Gresham were I built the subdivision we paid 45k a lot for the underground and paving.. then 30k for building permits ... so 75k before we even bought the land.. we build for about 100 a foot.. and sell for about 170 a foot to 300 a foot depending on single story or location thats in Oregon.In charleston I sold a 1500 sq ft 3 and 2 i built for 550k ... so some good margins there. what are your numbers if I might ask. ?
