In a lease option, there are essentially two distinct transactions: the purchase option and then the lease itself - there is no connection between them such that rent paid is credited toward anything other than the monthly rent.

@Brian Eastman in talking with a few of the companies who set them up (eQRP and Nabers) their distinction was as long as you have 1099 income that counts as self employed in order to setup a solo 401k.
