You charge what the market will bear , obviously since this contractor was hired , his price was fair This ^^^^ It is very disappointing that few people understand basic business, or especially how the Contractor process works.There is no way to judge or put a specific value upon a Contractor's work.

If I don't end up averaging at least $4,000/week in a couple years, I will be sorely disappointed.

I am an avid investor but have been disappointed with mutual funds, 401Ks, IRAs, etc. my current job does not offer any sort of retirement plan and I am looking to do what I can actively to make up for that. 

So unless you are finding a way to differentiate yourself, you will probably be disappointed with it.

 I think it's person by person...I've done a course (which was extremely expensive) and I disliked it and was highly disappointed.

Many times I share as someone thinks they just came up with something that they put too much faith in and get disappointed which isn't fun either. 

Its disappointing that a rental will not have any tax benefits.

You won't be disappointed. 

Dont set yourself up for disappointment the first year if you cant hit what the 100 review property does.
