Basement and attic space are generally cheaper since their intrinsic value is cheaper than either the first / second floor.What I have done in the past, is to use comparables to get the average % of discount that any specific space would command

Also, amenities and condition of updating affect rent more than square footage, in my experience (as you stated, a luxury 1 bedroom might rent for more than a 3 bedroom of the same size, but then you're not comparing apples to apples - if you compare a 1 bed and a 3 bed in the same neighborhood with the same amenities and interior condition and square footage, the 3 bed will command a higher rent).

With that said, most lenders will look at what the market commands and base #'s off of that, so let's say that market expenses for the property type, condition, etc. are 50%, then usually the numbers will be ran as that, not necessarily the actual although it will likely be taken into account.

For securitized loans, the laws governing them can be found in the Tennessee Code at Titles 45 and 47.In other words, make sure you do not violate usury law.Next, since you are covering 50% of any loss and thus, commanding 20% return on your $50k PLUS 25% share in profits, you have a complex lending agreement that should be drafted by your attorney.

Units command just as much in rent as the Bronx (slightly less), however, taxes are more than likely to be double or three times higher than in NYC.
