This past year I have helped clients with cash-flowing short term rental properties (in Boulder County where it’s still legal, not City of Boulder), condos, and just helped a client pick up a SFH near the university with a bonus studio apartment built off the back that functions like a duplex and has initial cash flow.

I would not add any shutters because there's nowhere to add them where they will look coherent or functional.
