This past year I have helped clients with cash-flowing short term rental properties (in Boulder County where it’s still legal, not City of Boulder), condos, and just helped a client pick up a SFH near the university with a bonus studio apartment built off the back that functions like a duplex and has initial cash flow.

Then for rentals, you would want some durability to go with affordability, so look up,  via the search function, the threads on how to harden a rental for ideas in that aspect.

The inspection may allow you to spot major issues (like a hole in a tank), but functional testing can likely only occur when folks are living in the house.
