Thanks for reaching out love this community already.I have found many of them through social media, mostly facebook and instagram.

Income property is still over priced and hard to come by but there are always jewels to be found. 

For both areas I've found that generally contractors won't come down from the Capital district for small jobs.

They can be fined, or found in contempt of court for doing work without a written agreement in place. 

It sounds like the inspector found quite a bit of "delayed maintenance" in the one unit...that usually means the whole building has much maintenance that has been postponed...again, ask your agent if the deal is worth the risk in their opinion (and why) to get the really good location.Let us know what you decide, and how it turns out.

I have recently moved to Steadley Insurance Company for my rental properties as my insurance broker found they were cheaper than Liberty Mutual Insurance which I have had in the past. 

Would these be found in public records? 

I've found those in Central and South America are solid in the $10-$12/hr range.

As someone new to flipping I found it pretty informative.
