If you were to sell the rental, what would be your budget and buying criteria to house hack?

Any recommendations would be greatly appreciated.

It has two units, but the house is only a legal one family, looking to possibly purchase it and live in one of the units and rent out the other, one as a Airbnb or just as a regular rental would need to get some kind of financing to make this purchase by being only a legal one family a conventional mortgage I think would be out of the question.

Would you try and steer the lender towards considering comps for individual townhomes?  

Consider that the 10% to 18% cost of the DST would be applied to the entire amount of the investment, whereas the capital gains tax would be applied only to the gain.

With no points to the lender, the rate would be 9.99% with a principal and interest payment of $2165.

-My fiancée and I are planning on having our first kid by the beginning of 2026, so extra room would be ideal as we are somewhat limited in the primary residence. 

I would be open to a fixer upper. 

This basis would be divided between the two houses.
