You know big trophy ranch's and I have to think buyers that are buying 5 to 50 million dollar ranch's will not have a problem with a buyer broker arrangement It takes a ton of time and effort to sell those bad boys and its for sure a specialty niche.. you have to know a lot about Old western land laws  Water rights Timber rights Mineral rights you have to be very good with surveys and how to read USGS quad maps ( although google earth helps a lot) U have to understand hunting and fishing regs etc etc. .

Would love to expand more in VT (ski resort areas...still pricey), central/western MA, the Berkshires.

Hi everyone, question for those of you on here who have experience with STR, specifically in the Western North Carolina market. 

Hey Janani - in that price point I'd highly recommend looking at areas like Austell, Mableton, Kennesaw, Acworth, and Marietta in the western suburbs of the Atlanta metro.

The second part of my question which I excluded was that where I'm originally from, Australia, there is also a similar housing shortage despite no population growth rate - and the same with other Western countries such as Canada and England.

We're in western NC right now with our first STR purchase, but I'm looking for properties with MTR potential.

Since you say it's 1500 feet I'm estimating $71000 of repairs to bring it up to snuff without flooring, painting, making it more appealing or not looking 1960's western.
